About the Mount Douglas Seniors Housing Society For over 55 years, the Mount Douglas Seniors Housing Society has provided safe, secure, and affordable housing for seniors in the District of Saanich. Our Arrow Road campus currently serves over 164 tenants in independent living settings that support dignity, independence, and community connection. We are a trusted local charitable non-profit governed by a volunteer Board of Directors, deeply committed to enhancing the quality of life for older adults in our region. Job Overview: As a Resident Building Manager, you will be responsible for the day-to-day operation of our two buildings (the Manor and the Court, each are 82 units) to ensure an excellent living experience for tenants. The ideal candidate will possess the ability to think quickly on their feet, have excellent task and time management, problem solve and create great relationships and a sense of community within the property. The live on-site requirement is non-negotiable and provides use of a 1 bedroom apartment on the 1st floor at discounted rent. The tenancy is non-smoking and no pets. A separate office and a building workshop are on the main floor. Key Responsibilities: • Regular interactions with tenants and the Property Manager to discuss the building operations, and to address concerns and issues; • Clean common areas to keep them pristine; • Inspect common building areas and identify required maintenance, including mechanical, security, garbage/recycling, laundry, landscaping, etc. • Perform minor building and suite maintenance and repairs, and coordinate contractors / trades to perform more extensive maintenance work and emergency repairs; • Rent available suites – Advertise vacancies, screen applications and properly complete tenancy paperwork; • Schedule and supervise tenant move in / move out activities, perform regular suite inspections, maintain records of suite repairs, and ensure vacant suites are ready for new tenants within tight schedule; • Collect and deposit rents and security deposits. • Attend to after hours emergencies • Attend Dispute Resolution Hearings • Other duties as may be required occasionally. • Maintain and enforce no smoking and no pet tenancies policy Shifts Available: Monday to Friday • 8:30am to 5pm (and as needed for emergencies) Skills and Qualifications: • Previous experience with rental buildings is an asset • At least two years of Building Manager experience is required • Excellent written and oral command of the English language is necessary in order to be able to work efficiently and communicate appropriately with our clients and our support staff. • Strong communication skills, verbally and in writing with Property Manager, Tenants and Support Staff • Experience with maintaining building and mechanical systems, and basic handyperson skills are strong asset Physical Requirements: • Ability to patrol the property including stairs, hallways, interior, and exterior • Ability to work in different environmental working conditions (wind, heat, cold, rain, etc.) • Ability to lift 50 pounds • Ability to use standard building equipment (vacuum, climb a ladder, mob, handyperson tools for minor maintenance, power washer, leaf blower, etc.) • Able to work standing for several hours daily, able to walk 5 kms daily • Own a valid driver’s license • Own an insured motor vehicle • Enjoy working with others as a team. • Enjoy working indoors and outdoors, under all weather.
