WANTED : WORKSHOP SPACE / POWER TOOLS / HOBBYIST

Looking for hobbyist work shop space for power tool usage. No evening work. Nothing before 9am. Would appreciate access 7 days per week. Heat control would be good. No welding. Not working on vehicles. Prefer outside of Victoria downtown. Central Saanich; Brentwood Bay; Cordova Bay; Cadboro Bay: Langford / Reasonably close to washroom would be appreciated. I am non drinker / non smoker. Prefer 300 to max 400 sq ft.
