This “home” suite includes one large bedroom, kitchen/dining area, office with large desk, bathroom. The ceiling height is 2.1m (7’) and baseboard heating controlled in each room. Large windows face onto very private shared green backyard. Furnishings. The suite includes one queen bed, bedding, clothes bureau, dining table & chairs, and an office desk. Kitchen includes all necessary cooking appliances, pots, pans, and dishes. The suite includes a laundry washer/dryer, and a clothesline use. Off-road parking is available for one medium size car. Convenient location. The location is only two blocks from Horner Park and Mt. Tolmie and only a 15-minute walk to the University of Victoria! Close by are 3 shopping plazas including 3 banks, transit bus stops, grocery stores, a Starbucks, a pharmacy, LifeLab, thrift stores, and several fast-food restaurants. Privacy. The suite has its own private walkway leading to a private backyard patio entrance. The backyard includes a vegetable garden, four mature fruit trees, flowering hedge, a mature cedar tree, and Giant Sequoia tree. This urban habitat supports at least 30 species of birds (migratory and resident). The backyard is accessible to the tenant(s) for their use and enjoyment. Agreements • Maximum 2-person occupancy • Parties or large gatherings are not allowed • Renters must be fully vaccinated • No pets • Smoking, vaping, or use of cannabis is not permitted in the suite or on home property • Termination of lease for tenant(s) or landlord is a two months’ written notice Rent/Deposit • Available July 1, 2025 • $1750/month single occupancy, $1850 for double • Utilities (water and hydro) are not included • Damage deposit is $1000. Refunded is after professional cleaning and inspection. All rooms, walls, floors, furniture, bedding (cleaned), and kitchenware must be accounted for and undamaged but with expected normal wear. • Rental reduction will be considered for assistance in property maintenance. Internet: Standard internet free access is available, although a high-speed private service has been installed. Preferred tenant(s). Quite and mature. Applications. Provide a short biography including what studies or work they do. Two recent references (current work and living situation) are required. A reply will be as soon as possible and an opportunity for viewing set up. The owner who lives in the house is a semi-retired biologist who lives and works from home.
